The staff of River Retreat I Apartments would like to express our excitement in having you become a part of our community! You are not just another apartment number at River Retreat!

This booklet has been prepared to answer any questions you might have in regards to your apartment, the apartment community as well as the staff and office operations.

Any suggestions you might have that will help make our community the best in Madison is always welcome.

ANSWERING SERVICE

River Retreat I provides a 24-hour answering service for your convenience. Should there be an emergency of any type, we are just a phone call away!

Simply call the office number at 865-2840. If it is after office hours, the answering service will page the on-call staff member to assist you. To leave a message for the Leasing Staff, press option 2. If you have a Maintenance Emergency, press Option 3 and if you need to contact our Courtesy Patrol, press Option 4.

If it is not an emergency, please leave a message for the Office Staff and a maintenance order will be written up and the problem taken care of as soon as possible.

We strive to have a 24-hour turnaround with all maintenance calls. Occasionally, parts must be ordered or the weather may hamper our completion within 24 hours.

LAUNDRY ROOM

The laundry room is located in the office building.

Laundry Room Hours:

 8:00 AM until 10:00 PM

Washers cost $  1.00 per load

Dryers cost $ 1.00 per load

Anytime you find a machine out of order, please notify the office immediately so that we can dispatch CoinMach Laundry for repairs.

PLEASE remove clothes promptly after they complete each load. There may be other residents waiting to use the machines.

River Retreat I WILL NOT BE RESPONSIBLE FOR LOST, DAMAGED OR STOLEN ITEMS!

 Maintenance Tips

WATER LEAKS

Please report all water leaks and drips to the office as soon as you notice them! This includes toilets running and faucets dripping. Our team of maintenance personnel strives daily to keep River Retreat I Apartments maintained to the highest level.

TOILETS

At the base of your toilet is a cut off valve. If you have a severe leak or overflow, PLEASE cut off the water to avoid possible flooding of your apartment as well as your neighbor's apartments and contact the office immediately with a maintenance request. Should your toilet overflow, also immediately cut off the water supply and contact the office. If it is after office hours, and you have 2 toilets, the repair will not be considered an emergency and will be repaired the following day. If you have small children, please do not allow them to put toys or other items in the toilet. This happens many times, and unfortunately you are responsible for the cost of unstopping the toilet and this can range as high as $100.00.

SHOWER HEADS

After you shower and cut off the water, a certain amount of water is left in the pipes and will drain from your showerhead. If you are not getting any water pressure from your showerhead, contact the office with a maintenance request. Over time, calcium deposits sometime set up in the showerhead and this prevents the flow of water from being as strong as it should be. In this instance, we usually have to replace the showerhead with a new one.

ALWAYS use a shower curtain when showering and be sure that the tub is completely enclosed with the curtain to avoid water from running onto the floor and possible leaking into both your apartment and your neighbors as well!

HOT WATER

River Retreat I is equipped with individual water heaters for each apartment. All units have electric water heaters.  DO NOT ATTEMPT  TO ADJUST THE TEMPERATURE ON THE WATER HEATER! THIS AREA IS OFF LIMITS TO RESIDENTS!

WATER LEAKS

Should you notice a leak from one of the pipes underneath your sinks, place a bowl or small trashcan under it immediately and contact the office with a maintenance request. Anytime you notice a leak, remember you might be flooding a neighboring apartment, so be prompt in notifying the office! Always use the cut off valves to stop the water flow when present!

HEAT

All apartments have electric heat.  All units must run a cycle and will not cut off immediately if you cut the temperature down or cut the unit off. This does not mean there is a problem with your unit. We change the filters on a quarterly basis to assure you receive the maximum out put from your heat. If you feel you need a new filter before we change them, please contact the office, and we will supply you with one.

AIR

You have central air conditioning. It is VERY IMPORTANT to never place items in front of the air exchange or over your thermostat. If your unit does not have proper air flow, it will restrict the output and possibly burn the unit up!  If you cover the thermostat, your unit will not work properly as it cannot get a correct reading of the temperature in your apartment!

MAINTAINING A

TEMPERATURE SETTING

If you cut your heat or air off when you leave your apartment, and then cut it on when you return, it will cause your unit to work twice as hard to bring your apartment, and everything in it to the setting you desire. Why is this, you ask? Suppose it is 95 degrees outside and you cut your air off when you leave. Everything in your apartment will get hot. The furniture, walls, floors, etc&ldots; When you return home and cut the unit on, it will take longer for the air conditioner to cool down everything inside your apartment, thus making the unit work double time to cool it off. This WILL increase your utility bill! Leaving the thermostat set on one temperature will SAVE you money and keep you comfortable throughout each season. As always, if you feel your heat or air is not working properly, simply contact the office with a maintenance request. If you feel the Air Conditioner is frozen up, PLEASE CUT THE UNIT OFF! We will not be able to inspect it if it is frozen up, and continuing to run it will not cool your apartment.

AFTER HOURS

If the temperature is over 85 degrees in the summer or less than 40 degrees in the winter, it is considered an emergency and our maintenance team will respond after hours. In many cases after hours, we will be forced to supply you with a fan or space heater until the following day should we not have the parts necessary to make the repair. Your cooperation and understanding in this matter will be helpful, as we will get everything on line as soon as possible for your convenience.

GARBAGE DISPOSALS

All disposals are equipped with a re-set button located on bottom of the disposal. Should you try the disposal, and nothing happens, push the re-set button and try it again before you call in a maintenance request. Remember; never put anything not edible into your disposal! Many times, we find aquarium sand, screws, nails, etc&ldots;inside the disposal. If you can't eat it, don't put it in your disposal! Always run water while using the disposal. Should you notice an odor coming from your disposal, put lemon peels and ice in the disposal and turn it on for a clean smelling disposal. NEVER POUR GREASE INTO THE DISPOSAL OR THE SINK!!! You are responsible for payment of service calls to unclog sinks due to grease! Always dispose of grease (make sure it is not hot!) in empty container such as 2-liter coke bottles, coffee cans, butter bowls, etc&ldots; and place it in the trash.

DISHWASHERS

The usual problem we have with dishwasher is when a resident is using the wrong soap, and water and soapsuds seep onto the floor. ALWAYS use dishwasher types of detergent such as Cascade. DO NOT put regular dishwashing liquid or laundry detergent into your dishwasher!

The other problem we get most calls on is, "My dishwasher is not cleaning" and is usually due to improper loading of the dishwasher. If you place bowls or pans over the center hole in the rack, the tower that rises up to spray water on the dishes cannot work causing your load to not be cleaned properly.  So be sure to never cover the center hole on the bottom rack for clean dishes!

LEASING

This section is designed to cover most questions concerning your lease agreement. It is recommended that you read your entire lease agreement. As always, you may contact the office with any questions you might have.

RENTAL PAYMENTS

Rent is ALWAYS DUE ON THE 1st DAY OF EACH AND EVERY MONTH FOR EVERYONE!

River Retreat I does not accept cash, so please pay by check or money order. Be sure to put your NAME and APARTMENT NUMBER on the check or money order.

Always complete money orders with your name and apartment number on them!

LATE FEES

ANY rental payment not received before 5:00 PM on the 5th of the month WILL be charged a 10% Late Fee. The late fee is 10% of your rent amount, for example if your rent is $605.00 per month, the late fee will be $60.50 for a total amount owed of $665.50. The computer automatically adds the late fee on the 6th to all accounts not paid. Parthenon Properties is very strict concerning late rental payments. All delinquent rental accounts will be turned over to our attorney for legal action on the 10th day of the month. Should this happen, you are responsible for attorney fees, detainer fees, court cost and legal fees which total more than $500.00! This action goes on your credit record and could prevent you from renting or making new purchases in the future! So, please be prompt with your rental payments! If you are having an emergency and cannot avoid paying late, contact the office. No contact will result in legal action! We cannot read minds and have no way of knowing if you have an emergency. Under extreme cases, we are allowed to work with you in an emergency if you provide proof of the emergency.

For after hour's rental payments, there is a NIGHT DROP located on the door of the office for your convenience.

Cleaning Fee

Everyone is required to pay a non-refundable cleaning fee at his or her move in time. At your move-out time, you still must clean the apartment, and provided there are no damages beyond normal wear and tear, you will not be charged for damages.

MOVE OUT NOTICE

A THIRTY (30) DAY NOTICE TO VACATE IS REQUIRED EVEN IF YOUR LEASE IS EXPIRING.

The 30-day notice must be in writing if you plan to move.The apartment must be cleaned before the exit walk through. NO items should be left in the apartment, to include trash, boxes, furniture, dishes, etc&ldots; All appliances must be cleaned, all counter tops and shelves wiped down, all vinyl floors mopped.

ALL KEYS must be turned in and any balance owed paid before your move out time. Rent will be charged for every day keys are not turned in.

LIMITS OF USE

Lessee shall not use said premises for any purpose other than an apartment dwelling, or use or permit anything upon said premises that will invalidate the insurance on the building or increase the rate thereof, or in any manner deface or injure the BUILDING OR ANY PART THEREOF OR OVERLOAD THE FLOORS (waterbeds not permitted), or permit ANY OBJECTIONABLE NOISE OR ODORS TO ESCAPE, OR TO PERMIT OR CREATE A NUISANCE OR TO DISTURB ANY OTHER RESIDENT IN THE BUILDING, OR IN ANY WAY INJURE THE REPUTATION OF THE COMMUNITY.

Lessee shall comply with all governmental, health and police requirements and regulations respecting said premises. Lessee shall be limited to NO MORE THAN TWO OCCUPANTS PER BEDROOM.  This is the law!

The above section from your lease explains the limits of use. Please read it carefully as any violation of the Lease could result in eviction. It is our primary aim to provide a safe, quite and enjoyable environment for all residents at River Retreat I!

RENTAL INSURANCE

We HIGHLY recommend that all residents obtain RENTAL INSURANCE on their personal items. Parthenon Properties does not provide insurance for anyone's personal items, clothing, furniture, electronics or damages caused by a resident such as a grease fire, etc&ldots; This is covered in your lease agreement. Any further questions on the lease may be addressed with management.

PETS

River Retreat I Pet Policy

1.One pet per apartment only.

2.Pet Fee of $250.00 paid.

3.Signed Pet Agreement.

4.40 pound full grown limit.

Do not obtain a pet without consulting the office on pet restrictions. All pets must be walked away from the buildings and walkways. All pets must be on a leash at all times when out on the property. Pets may not be left outdoors at any time.

Should you have any questions concerning the pet policy, please contact the office.

PARKING

There is no assigned parking at River Retreat I. In order to give all residents a chance to park near the entrance of the building they live in, we ask that if you should have more than one vehicle, please park it away from the building.  Please instruct visitors to park away from the building when possible.

VEHICLES

All vehicles must be in proper running condition. This includes current tags, no flat tires, no oil leaks, and no wrecks.

Any vehicle not in compliance is subject to being towed at the owner's expense!

VEHICLE MAINTENANCE

NO vehicle maintenance, repair or washing is allowed on property at ANY TIME!

NO EXCEPTIONS!

River Retreat I POOL RULES

River Retreat I Swimming Season

Opens-Memorial Day Weekend

Closes-Labor Day

Pool Hours: 10:00 AM until 8:00 PM

 

1.No Glass allowed in the pool area at any time.

2.No Pets in the pool area at any time.

3.No persons under the age of 14 allowed without adult supervision at any time.

4.Guest must be accompanied by the resident and be registered with the office at all times. 2 guest per apartment only.

5.No running or rough play allowed. No Diving!

6.No cut off jeans allowed.

7.Standard swim suits only, no swimming in clothes. No Thongs or T-Backs!

8.Pool Passes required at all times.

9.No profanity allowed. This is a family area and should be treated as such.  No alcoholic beverages please.

   Any person or persons who will not respect and abide by the Pool Rules will be banned from swimming for the entire season.

There will be pool pass checks performed by management and our courtesy officer.

DUMPSTERS

There are several dumpsters conveniently located throughout the community.

Please, do not put furniture, oil, car batteries, or flammable products in the dumpsters.

PLEASE BREAK DOWN BOXES BEFORE PLACING IN THE DUMPSTER!

Exterior Areas and Breezeways

Unfortunately, we do not have patios or balconies at River Retreat I. Therefore, you cannot leave toys, bicycles, etc. outside your front door.

No trash should ever be placed outside your front door or in the breezeway areas.

Please help us keep River Retreat I clean and neat for everyone. Take pride in your home! Don't throw trash on the grounds or in parking lots. Our Staff works VERY hard keeping our grounds clean and trash free! Your assistance in not throwing trash down will be most appreciated!
